Abstract

For two years inspecting building maintenance works, it was remarkable the inconvenience caused by infiltration in the constructive systems. It drew attention to the frequency with which the pathological manifestations and the environments in which they arose were repeated. With the objective of evaluating the incidence of these manifestations in buildings generated from the infiltration, 15 residential buildings distributed in the city of Aracaju were inspected. It was observed that all the evaluated buildings presented some type of pathological manifestation, focusing on the appearance of stains, cracks and corrosion in the reinforcement of the structural elements. Along with this, it has been seen that which arises in most common area environments generated by lack of maintenance or failure in the waterproofing, above-ground pools and flower-stands. Such information can assist in the elaboration of condos’ maintenance manual, thus recovering costs for repairs and extending the useful life of the buildings.
